Northeast Ohio is one of the most challenging climates in the country for exterior siding. Our location along Lake Erie, combined with our tree canopy, freeze-thaw winters, and humid summers, creates conditions where organic growth returns faster than in almost any other region of the Midwest. Here is what we are up against locally, and why Northeast Ohio houses need professional cleaning more often than the national average.
Lake Erie Humidity and Algae Pressure. Prevailing winds off Lake Erie carry moisture inland across all seven counties we serve. That consistent humidity, especially from late May through September, is ideal growing conditions for Gloeocapsa magma (the black algae streaking roofs) and the green algae, mildew, and lichen that colonize shaded home elevations. Lakefront properties in Northeast Ohio, Avon Lake, Bay Village, Rocky River, Mentor, Willoughby, and Vermilion see the fastest regrowth and often need cleaning every 12 to 18 months.
Freeze-Thaw and Winter Salt. Our winters cycle between thaws and hard freezes, and road salt splashes onto lower siding, foundations, and driveways. Salt attracts moisture, accelerates corrosion, and feeds organic growth when spring arrives. A spring house wash removes the entire season of accumulated road film in one visit.
Heavy Tree Canopy and Pollen. Cuyahoga, Medina, Summit, and Portage counties are some of the most tree-covered counties in Ohio. Oak and maple pollen coats siding every spring; fall leaves drop tannins that stain light-colored surfaces; and shaded elevations that never dry out become magnets for green algae and black mildew within one season.
Clay Soil and Foundation Mildew. Much of Northeast Ohio sits on heavy clay soil that drains poorly. The first foot or two of siding above grade stays damp longer after rain, and clay-bed splash-back carries iron and organic sediment directly onto the home. You will often see a distinct discoloration band on the lower three feet of siding, which is one of the most common conditions we treat.
Lake Erie Midge Flies. Lakefront neighborhoods from Vermilion, Northeast Ohio, and Avon Lake east through Bay Village, Rocky River's Beach Cliff, Lakewood's Gold Coast, Mentor Headlands, Mentor-on-the-Lake, and Willoughby routinely see May to August midge hatches that deposit thousands of dark specks on west- and north-facing siding. These non-biting flies emerge when Lake Erie reaches 60 degrees, typically late May and again in late summer or early fall. Standard power washing rarely removes them; only a dwell-time soft wash with the correct surfactant lifts them cleanly, and most lakefront homes need two dwell passes rather than one because the same elevations also harbor Gloeocapsa algae.
Historic-District and HOA Compliance. Cleveland Heights, Shaker Heights, Lakewood's Clifton Park, and Chagrin Falls' historic core all have architectural review requirements and exterior-finish approval rules, and several Hudson, Bath, and Avon Lake HOAs enforce annual exterior-cleanliness standards with written notices. Soft washing is the only method universally approved across these districts because it will not strip original paint, damage mortar, or alter the sanctioned finish. We provide a written scope-of-work document on request that homeowners can submit to their HOA or historic review board before the service.
Post-Polar-Vortex and Harmful-Algal-Bloom Residue. Northeast Ohio saw a historic Christmas-week polar vortex in December 2022 with wind chills below -35 degrees Fahrenheit, and significant Lake Erie harmful-algal-bloom (HAB) seasons in 2023 and 2024 pushed cyanobacteria-laden aerosols inland along the lakeshore. Homes that went unwashed through those events show distinctly heavier micro-pitting and green-black staining, especially on north elevations in Avon Lake, Bay Village, and Vermilion. If your home has not been professionally cleaned since 2022, expect a two-pass service on the lakefront side.
For all of these reasons, a generic “spray it with a hose” house wash does not work in Northeast Ohio. The cleaning agent, the dwell time, the water temperature, and the rinse pattern all have to be matched to our specific regional growth conditions.
