There is a short stretch every year when concrete sealing in Northeast Ohio makes the most sense, and most homeowners miss it. It runs roughly from early September through the end of October: warm enough that a slab dries fully and sealer cures the way it is supposed to, early enough that the work is finished and hard before the first hard freeze.
Why the Timing Matters More Here Than It Does Elsewhere
Concrete is porous. It drinks water. In a climate that swings above and below freezing dozens of times between November and March, that water freezes inside the slab, expands, and pushes the surface apart from the inside. That is the freeze and thaw cycle, and it is the single biggest reason driveways in Greater Cleveland spall, flake, pit and craze while the same concrete in a milder climate stays smooth.
A sealer does not make concrete waterproof in the way a tarp is waterproof. It reduces how much water and dissolved salt the slab absorbs in the first place, so there is less to freeze and less to expand. That is why sealing before winter is worth more than sealing after it.
Sealing Is the Second Half of a Two Part Job
Sealer locks in whatever is on the slab when it goes down. If the concrete still carries oil, rust, tire marks, leaf tannin or organic growth, sealing it seals the stains in permanently. That is why concrete cleaning always comes first, and why a clean and seal is normally two visits rather than one.
The slab has to be genuinely dry before sealer is applied, not surface dry. In summer humidity that means about 24 hours after cleaning. In spring and fall, roughly 12 hours. Booking in September and October gives that drying window room to breathe. Booking in mid November does not, because the days are shorter, the dew sits longer, and there may not be a dry 24 hour stretch to work with.
What It Costs
For a driveway up to 600 square feet, a full clean and seal generally runs $449 to $699, and a re-seal on concrete that is already in good shape runs $299 to $449. A patio or walkway between 200 and 500 square feet runs $349 to $599 to clean and seal, or $229 to $399 to re-seal. Larger driveways between 600 and 1,200 square feet run $699 to $999. Stamped and oversized surfaces are quoted on scope.
Every sealing job includes stain pre-treatment, a full surface clean and the sealer application, and the sealer material itself is included. There are also bundle savings if you combine it with other exterior work: 10 percent for concrete plus a house wash, 15 percent for concrete plus house plus gutters. Full current pricing sits on the pricing page.
How to Know If You Are Due
Pour a cup of water on the slab. If it beads and sits, the existing sealer is still doing its job. If it soaks straight in and darkens the concrete, the surface is unprotected. Most driveways need re-sealing every two to three years. Stamped and decorative concrete is closer to annually because the color coat is what is being protected.
