Driveway Stains: What Pressure Washing Can Remove (and What It Cannot)

We would rather tell you the truth before we arrive than surprise you after: some driveway stains come out beautifully, some fade dramatically, and a few are permanent. Here is the honest breakdown we give Cleveland homeowners.

Stains That Clean Up Well

  • General grime and traffic film. The gray-black dinginess that builds up over years is the easiest win. Surface cleaning restores the original concrete color, and the before-and-after is usually dramatic.
  • Algae, moss, and mildew. The green and black organic growth that makes shaded driveways slippery comes out fully, and treating the surface slows its return.
  • Mud, clay, and leaf litter buildup. Straightforward for professional equipment.

Stains That Improve but May Not Vanish

  • Motor oil. Fresh spills respond well to degreasing and hot cleaning. Oil that has soaked into the slab for months or years can leave a shadow, because the stain lives deeper than any cleaning can reach.
  • Leaf and tannin stains. The brown ghosts left by wet leaves usually fade substantially with proper treatment, and sun exposure fades what remains.
  • Rust. Surface rust from furniture or tools responds to specialty treatments. Rust from fertilizer granules or long-term metal contact can etch into the concrete itself; those marks lighten but sometimes leave a trace.

Stains That Are Usually Permanent

  • Anything that changed the concrete, not just coated it. Acid burns, deep salt spalling damage, and old paint that soaked into porous concrete are structural changes to the surface. No wash undoes them, and a company that promises otherwise is overpromising.

The Part Most People Skip: Sealing After Cleaning

Here is the pattern behind almost every stubborn stain we see: the concrete was never sealed, so spills soaked in instead of sitting on top. After a professional concrete cleaning and concrete sealing, the next oil drip wipes up instead of soaking in, and the next winter’s salt does far less damage. Our post on freeze-thaw damage explains why that matters so much here.
