Selling Your Home? The Exterior Cleaning Checklist That Helps Listings Shine

Two-story beige house with white trim and a front porch, an outdoor air conditioner unit at the foundation, under a clear blue sky.

Buyers decide fast, and they decide from the curb. Before the listing photos are taken is the single highest-leverage moment for exterior cleaning: every photo, every showing, and every drive-by for the life of the listing inherits it. Here is the checklist we walk through with sellers and agents across Greater Cleveland.

The Pre-Listing Checklist

  • Siding. The green haze on the shady side of the house reads as “neglected” in photos even when buyers cannot name why. A house washing is the biggest single upgrade on this list.
  • Roof streaks. Black algae streaks make a healthy roof look old, and “how old is the roof?” is already every buyer’s question. A soft wash roof cleaning makes the honest answer look true.
  • Driveway and walkways. Clean, bright concrete photographs like new pavement and frames the whole approach shot.
  • Front entry. Porch, steps, railings, and the front door area get the longest close-up look of any surface at a showing.
  • Windows. Clean glass brightens interior photos too; photographers notice, and so does afternoon light.
  • Deck or patio. A gray, mildewed deck says “project.” A freshly cleaned one says “outdoor living space.” Same deck.
  • Gutters and fascia. The black “tiger striping” on gutter faces washes off, and clean exterior trim lines sharpen every elevation photo.

Why This Beats Almost Any Pre-Sale Project on Cost

Most pre-listing projects cost thousands and return some fraction of it. Exterior cleaning costs a few hundred and changes the first impression of every buyer who sees the home, online and in person. Agents in our area book us for exactly this reason: it is the cheapest transformation on the prep list.

Timing It Right

Book the wash before the photographer, with a few days of cushion for weather. If the listing will sit through fall, keep the gutters and walkways maintained for showings; if it lists in winter, cleaning what is visible above the snow line still matters.
