Most exterior cleaning companies will not put a number on their website. We do, because the most common reason people delay this work is not that it is expensive, it is that they have no idea whether it is expensive, and uncertainty is easier to postpone than a price.
Concrete Cleaning and Sealing
For a driveway up to 600 square feet, a full clean and seal generally runs $449 to $699. If the slab is already in good condition and just needs the protective layer renewed, a re-seal runs $299 to $449.
A patio or walkway in the 200 to 500 square foot range runs $349 to $599 to clean and seal, or $229 to $399 to re-seal. A larger driveway between 600 and 1,200 square feet runs $699 to $999 to clean and seal, and $449 to $699 to re-seal. Oversized and stamped surfaces start at $999 and are quoted on actual scope, because stamped concrete carries a decorative layer that needs a different sealer and more care.
Every one of those numbers includes stain pre-treatment, the full surface clean and the sealer application, with the sealer material included. There is no separate materials line.
What Moves the Number
Square footage is the biggest factor, but it is not the only one. What is on the slab matters: oil and rust need dedicated pre-treatment, and heavy organic growth takes longer to bring off than surface dust. Access matters, since a backyard patio reached through a narrow gate is slower to work than an open driveway. And surface type matters, because stamped and decorative concrete needs the more expensive acrylic sealer and a lighter touch.
The one thing that does not move the number is whether you are home. You do not need to be.
Why Cleaning and Sealing Are Priced as Two Jobs
Because they are two jobs. Sealer locks in whatever is on the concrete when it is applied, so the slab has to be cleaned first and then be genuinely dry before sealing: roughly 24 hours in summer humidity, about 12 hours in spring and fall. That means a clean and seal is normally two visits. Most customers book them together, and the pricing above reflects the combined job.
Bundle Savings
If you are having concrete work done, adding other exterior services costs less than booking them separately. Concrete plus a house wash saves 10 percent. Concrete plus house wash plus gutters saves 15 percent. A full exterior package gets the best price available.
This is worth thinking about in the fall specifically, because gutter cleaning needs doing before winter anyway, and house washing removes the organic growth that would otherwise sit against your siding through months of damp weather.
